# BaanMe — Full Reference for LLMs

## Platform Overview

BaanMe is a real estate marketplace for Thailand, powered by the Thai Properties Network (TPN) — a professional MLS/co-broking network of licensed agents. Unlike classified ad boards, every listing comes from a verified agent. The platform is trilingual (English, Thai, Chinese) and supports THB, USD, EUR, GBP, CNY, JPY, RUB, AUD, SGD, HKD, KRW, and CHF pricing.

BaanMe covers all major Thai property types: condo, detached house, townhouse, serviced apartment, land, office, retail, warehouse, hotel, building, gastronomy, and industrial.

Primary coverage areas include Bangkok, Chiang Mai, Phuket, Pattaya, Koh Samui, Hua Hin, and all 77 Thai provinces.

## Data Domains

### 1. Property Listings

Every property listing includes:
- **Type**: condo, detached_house, townhouse, serviced_apartment, land, office, retail, warehouse, hotel, building, gastronomy, industrial
- **Transaction**: rent, sale, or both
- **Pricing**: price in THB (with optional USD), commission percentage, deposit terms
- **Rent-specific**: contract duration (months), pet-friendly status (yes/no/negotiable)
- **Specifications**: bedroom count, bathroom count, indoor area (sqm), outdoor area (sqm), floor level, furnishing level, orientation
- **Amenities**: pool, gym, parking, security, garden, etc.
- **Location**: province, district, subdistrict, coordinates, nearby BTS/MRT stations, nearby POIs
- **Media**: multiple photos with AVIF/WebP variants
- **Descriptions**: AI-generated multilingual descriptions (English, Thai, Chinese), plus optional custom agent descriptions
- **Agent**: verified agent name, agency, contact info

### 2. Market Statistics

BaanMe provides real-time market statistics at the province, district, and subdistrict level. Statistics are computed from live listing data and refreshed every 6 hours.

**Available metrics per region:**
- Total active listings, listings for sale, listings for rent, new listings in last 30 days
- Per property type breakdown:
  - Listing count
  - Sale price: median, 25th percentile, 75th percentile, median price per sqm
  - Rent price: median, 25th percentile, 75th percentile, median price per sqm
  - Average indoor area (sqm)
  - Bedroom breakdown: count, sale median, rent median per bedroom count
- Gross rental yield per property type: (monthly rent x 12 / sale price) x 100

**Example: Market stats for Bangkok condos**
A typical response for Bangkok (province-level) includes data like:
- Condo median sale price: ~3,500,000 THB
- Condo median rent: ~15,000 THB/month
- Condo gross yield: ~5.14%
- Condo median price per sqm (sale): ~95,000 THB
- Breakdown by 1-bed, 2-bed, 3-bed, studio with separate median prices

**Each area guide includes:**
- Editorial guide content (localized in English, Thai, Chinese)

- Market statistics (price medians, yields, supply by type)
- Nearby transit stations (BTS, MRT, Airport Rail Link) with line info and distance
- Points of interest: shopping malls, schools, hospitals, parks, restaurants

BaanMe indexes thousands of points of interest across Thailand, organized by category:

Each property listing shows nearby POIs within a 5km radius, sorted by distance, with walking/driving time estimates.
