Kathu

Overview

Kathu district covers Phuket's central western coast, including the island's two most famous beach areas: Patong (the nightlife and tourism epicenter) and Kamala (its more refined, family-friendly neighbor). The interior features golf courses (Loch Palm, Red Mountain) and the residential area of Kathu town. This is where most of Phuket's tourism revenue is generated — and where short-term rental yields are highest.

Lifestyle

• Patong — Bangla Road nightlife, Jungceylon mall, dense hotel/condo strip. Vibrant but noisy. Highest rental demand on the island for short-stay tourists.
• Kamala — Quieter beach village feel with upscale developments. Café Del Mar, Catch Beach Club. Popular with families and those wanting beach access without Patong's intensity.
• Kathu town — Inland, more local. Golf courses, waterfalls, and affordable housing for Phuket residents working in tourism.

Price Guide

Patong condos: 70,000–150,000 THB/sqm. Kamala premium developments: 120,000–250,000 THB/sqm. Short-term rental yields in Patong can reach 8–10% gross in peak season. Kathu town is the most affordable part of the west coast for permanent residents.
