Phuket

Phuket is Thailand's most internationally recognized resort destination and its most active luxury property market. The island offers a unique lifestyle proposition: tropical beaches, world-class marinas, international restaurants, and a well-developed infrastructure including an international airport with direct flights to Europe, the Middle East, and Asia. Property here ranges from affordable condos to ultra-luxury pool villas. Mueang Phuket (Phuket Town) — The island's administrative center. Charming Sino-Portuguese architecture, local restaurants, and the most affordable property on the island. Popular with long-term residents who want authentic Thai-island living without resort prices. Kathu (Patong, Kamala, Kalim) — The entertainment and tourism hub. Patong is the nightlife center; Kamala is more upscale and family-friendly. Condo and villa prices vary wildly by proximity to the beach. Thalang (Bang Tao, Layan, Nai Thon) — The northwest coast. Luxury developments, Laguna Phuket resort complex, and premium pool villas. Bang Tao has the island's highest-end properties. Increasingly popular with Russian and Chinese buyers. Holiday home investors — Strong Airbnb/short-term rental market; 6–10% gross yields during peak season Retirees — Beach lifestyle, international hospitals (Bangkok Hospital Phuket), active social scene Luxury buyers — Pool villas, sea-view penthouses, marina living (Ao Po, Royal Phuket Marina) Families — International schools (British International School, HeadStart), safe gated communities Phuket property pricing varies enormously by location. Affordable condos in Phuket Town start at 50,000–70,000 THB/sqm. Beachfront or sea-view condos in Kata, Karon, or Kamala range from 100,000–200,000 THB/sqm. Pool villas on the west coast start at 10–15 million THB and go well above 100 million THB for luxury estates. Rental yields for managed holiday units typically range from 5–8% gross. Phuket International Airport (HKT) is well-connected with direct flights to major Asian cities and seasonal European charters. On the island, there is no public rail — transport is by car, motorbike, or taxi. A light rail project connecting the airport to Phuket Town has been approved but is not yet under construction. Traffic on the main north-south road can be heavy during peak season. Phuket has a well-established condo market where foreigners can own freehold. For villas, leasehold (30+30+30 year) structures are standard. Monsoon season (May–October) brings rain and rough seas to the west coast. The east coast stays calmer year-round. Short-term rental regulations are evolving — verify that your unit is in a hotel-licensed project if you plan to do Airbnb-style rentals. Property management companies are widely available and essential for absentee owners with rental units.
