Khlong Toei covers lower Sukhumvit from Nana (Soi 3) through Asok (Soi 21) and south toward the port area. The district has two distinct characters: the upper part along Sukhumvit Road is prime expat territory with high-rise condos, Terminal 21 mall, and Benjakitti Park. The lower part near the port is more industrial but undergoing transformation with the new Benjakitti Forest Park and mixed-use developments.
More affordable than adjacent Vadhana. Condos: 100,000–180,000 THB/sqm. 1-bed rentals: 18,000–35,000 THB/month. The Asok interchange location drives strong rental demand from both expats and Thai professionals. Good investment value.
