Bang Rak is one of Bangkok's oldest and most characterful districts. Increasingly popular with younger expats seeking character over convenience. Riverside — Luxury hotels and condos along the Chao Phraya. ICONSIAM mall across the river. Scenic but traffic-dependent. Silom-area condos: 100,000–180,000 THB/sqm. Riverside luxury: 200,000–350,000 THB/sqm. Rental demand is steady from the financial district workforce. CharoenKrung is still undervalued relative to its character — potential for appreciation as the creative scene grows.
