Chiang Mai International Airport (CNX) has direct flights to Bangkok, Singapore, Kuala Lumpur, and seasonal connections to China, Korea, and Japan. A high-speed rail link to Bangkok is planned but years away. Air quality deteriorates significantly from February to April due to agricultural burning ("burning season"). Check AQI forecasts if you have respiratory concerns — many expats leave during this period. The cool season (Nov–Feb) is spectacular, with temperatures dropping to 15–20°C at night — rare for Thailand. Chiang Mai has a strong expat community with social groups, volunteer opportunities, and English-speaking services. Land titles outside the city can be complex — always verify Chanote (full title deed) vs. lesser title types before purchasing.
