A high-speed rail link to Bangkok is planned but years away. Air quality deteriorates significantly from February to April due to agricultural burning ("burning season"). The cool season (Nov–Feb) is spectacular, with temperatures dropping to 15–20°C at night — rare for Thailand. Chiang Mai has a strong expat community with social groups, volunteer opportunities, and English-speaking services. Land titles outside the city can be complex — always verify Chanote (full title deed) vs. lesser title types before purchasing.
